Why Do I Refund 50% Of My Commission To You?
The Internet has revolutionized the way real estate is practiced today. MLS listed properties are now public information; and details about listed properties is readily available on hundreds of real estate web sites! Most sites like WisconsinHomes.com and Realtor.com pull information directly from the MLS, so listings are current and up to date.

Over 95% of all home purchases today started with an Internet search. Because of this, I spend much less time researching and qualifying properties for my clients. Since we’ve split the “workload”, I offer a 50% rebate of my commission for buyers who effectively narrow down the search and locate the specific properties they are interested in. From there, I will:
- Coordinate and attend all showings
- Supply comparable sales data and make recommendations regarding offer price and current market conditions
- Draft and submit your Offer To Purchase / Counter-offers / Addendums / Notices
- Negotiate on your behalf
- Schedule and attend Inspections and Final Walk-Through
- Follow up with Lenders and Title Company
- Keep the transaction going smoothly up to closing
How Does My Rebate Program Work?
First, we’ll meet to discuss your needs and complete the Buyer Agency Agreement. We’ll also discuss how to search for properties and get you set up with an automatic email notification for newly listed properties which meet your criteria.
At that time, we’ll review the Realtor Association Guidelines for representation:
- I must be the very first point of contact between you and the listing agent or seller. Once you decide which properties you want to see, send the MLS numbers or addresses to me and I’ll initiate contact. Should you call a listing agent or walk through a property without me, I will not be eligible to represent you on the purchase of that specific property.
- If you’d like to attend Open Houses to screen potential homes, I will provide you with my business cards to give to Realtors there. You should always let them know you are working with me right up front.
How Do I Get My Refund?
I’ll attend the closing and have a check ready for you there. The Buyer Rebate is tax-free ( See IRS Ruling Regarding Buyer Rebates ) and can be used for anything you choose. REBATE MAY BE APPIED TOWARD YOUR DOWN PAYMENT!!!
How Much Will I Get Back At Closing?

The amount of your rebate depends on the purchase price and the amount of commission offered to the buyer-agent. In a typical transaction, the seller’s agent and the buyer’s agent split a 6% commission, so each side receives 3%. This can vary per listing, so the actual rebate amount is based on the buyer-agent commission being offered in the MLS.
The Details:
To qualify for a 50% rebate of my commission, minimum purchase price must be greater than $200,000. And, I’ll show you a maximum of 12 properties on 3 different outings. This includes second showings. We’ll try to group together 3-4 properties at a time.
You are free to attend Open Houses, but don’t forget to tell agents that you are represented by Madison Flat Fee Homes. Give them my business card and don’t sign-in or provide any information to the agent working at the open house.
I am happy represent you on Short Sale, Foreclosure, New Construction, and "Non-MLS" For Sale By Owner Properties. However, due to the complexity and the amount of work required in these transactions, they are not eligible for the Rebate Program. I am highly experienced with these transactions and extremely qualified to guide you through the purchase of a Short Sale, Foreclosure, New Construction, or "Non-MLS" For Sale By Owner property. Even without the rebate on these type of properties, you’ll still gain expert representation and a great deal.
