Flat Fee MLS vs Full Service Realtor



Q: How do I know if Flat Fee is Right For Me?

Flat Fee works well for most home sellers. Flat Fee or Limited Service brokers can provide the exposure you need to draw a buyer to your listing, but sellers will need to handle showings & open houses, contract negotiations, and inspections. The idea is that sellers can save thousands of dollars if they are willing and able to handle many of the duties a full service listing agent typically performs. If you don't think you are able to handle the negotiation and administrative tasks involved in a real estate transaction, you should consinder our Negotiation & Closing Coordination Services Plan for an additional flat fee of $400. Even with this additional service, you will still save thousands of dollars versus hiring a traditional real estate agent.

If you've moved out of state, we are happy to provide full brokerage services to our sellers at a reduced rate of 5%.

Q: How do we deliver all this great marketing for such a low flat fee?
Our strategy is to divide and conquer. We "split" the workload with our sellers and focus on what we know...Marketing is all we do! Our full time staff is focused on providing you and your listing with massive internet exposure! You handle showings and open houses, we make sure that your listing is found everywhere.

Q: How much will I have to pay?
First off, unlike our competitors, we have No Hidden Fees. Your initial Listing Price is all you ever pay.

With a flat fee listing, you retain the right to sell by owner! SO, if a buyer approaches you directly with no real estate agent involved (which happens all the time), you pay no commission.

If a real estate agent representing a buyer, contacts you, shows your property to their buyer, and that buyer purchases your property, then that buyer's agent would receive the cooperating commission you are offering in the MLS. Even with this senario, you save at the very least 50% of the commission you would have paid to a traditional listing agent!
