Q: How do I know if Flat Fee is Right For Me?
Flat Fee or Limited Service brokers can provide the exposure you need to draw a buyer to your listing, but sellers will need to handle showings & open houses contract negotiations, inspections and title work to name a few. The idea is that sellers can save a bundle if they are willing and able to handle many of the duties a full service listing agent typically performs. If you've moved out of state or don't think you are able to handle the negotiation of administrative tasks involved in a real estate transaction, Flat Fee may not be for you. We are happy to provide full brokerage services to our sellers at a reduced rate of 2%.
Q: How we deliver all this great marketing for just $399?
Our strategy is to divide and conquer. We "split" the workload with our sellers and focus on what we know...Marketing is all we do! Our full time staff is focused on providing you and your listing with massive internet exposure! You handle showings and open houses, we make sure that your listing is found everywhere.
Q: How much will I have to pay?
Flat Fee MLS marketing allows the seller to offer compensation to only one side of the transaction: the buyers’ agent. This means that if the going commission rate in your area is 6%, you only have to pay out 3% to a buyers’ agent. The listing side half is covered by the flat fee! Best of all: you retain the right to sell by owner! If a buyer approaches you directly with no agent involved, you pay no commission.
