How To Get Your Buyer Rebate

 

Ready to buy a home? You may want someone working on your side who can guide you through the process. As an experienced agent, I know just how complicated and intimidating buying a home can be! My Buyer Rebate program provides you with full service representation and includes everything you'd expect from an experienced pro. I'll be there every step of the way to ensure your home purchase is smooth and stress free!

 

How a typical home sale works

  • The Seller lists their property with a Realtor (the Listing Broker). The typical listing commission in the Madison, WI area is 6%.
  • A separate Realtor, the Buyer Broker, brings a client to purchase the house.
  • For bringing this client to the Seller, the Buyer Broker earns half (3%) of the listing commission, which is being paid by the Seller.

 

How Our Buyer Rebate Works:

You work with me, Noelle Stevens, as your Buyer Broker, and when your home purchase closes, you receive 50% of the commission I am being paid to represent you. Yes, it is that simple! (Well, almost. There are a few rules...read on.)  At the closing table, you will have a check in hand with your name on it. You can use your rebate for anything you want......perhaps furniture for your new home, or a Flat Panel TV for your new Media Room, or a vacation to Disney for your family. With your Buyer Rebate it is up to you.

YOU CAN EVEN USE THE REBATE AS YOUR DOWN PAYMENT!

Why do I refund 50% of my commission to my buyer clients?

It’s simple; the Internet has revolutionized the way Buyers search for homes. Buyers can now find all the information on every available property 24/7. Realtors no longer exclusively control the information. In the past, much of a Realtor’s time was spent sifting through all the available properties in an attempt to find the ones that best fit the buyer’s needs and desires. With the Internet, you are already doing that yourself. Since we're splitting the workload, I split my commission with you!

  • I can represent you, as your Buyer Broker, on the purchase of your new home anywhere in South Central Wisconsin.
  • The Buyer Broker Commission is being paid to us by the SELLER.
  • The commission refund is TAX FREE (the IRS has issued a ruling on this).

Realtor® Association Guidelines

  • In order for our company to receive the Buyer Broker Commission, our association rules state that we must be the first Point-of-Contact for each property (also known as "Procuring Cause"). This means that you cannot call the Listing Broker directly. If you do call the Listing Broker directly, they would be entitled to the entire commission. You would not receive any refund. You must call us to schedule all showings.
  • Madison Flat Fee Homes must have on file a signed "Buyer Broker Agreement" for each of our buyer-clients. This agreement allows us to receive the Buyer-Agent commission in your transaction, as long as we were the first "point-of-contact".
  • You must identify yourself as being represented by Madison Flat Fee Homes at any open houses you attend.

 Your Responsibilities

  • You must be ready to purchase within 60 days.
  • You must sign a Buyer Broker Agreement with Madison Flat Fee Homes for us to legally represent you as a buyer.
  • You must be Pre-Approved with a Mortgage Lender/Bank.

 Our Responsibilities

  • We will schedule all appointments to view your selected properties.
  • We will advise you as to current market selling prices.
  • We will complete your Offer to Purchase.
  • We will negotiate your offer through the seller's real estate agent (or directly with the seller if the property is listed "Flat Fee").
  • Upon agreement of Price and Terms for your purchase, we will obtain all the signatures necessary to finalize the documentation.
  • We will forward all documentation to your chosen Real Estate Attorney, who will complete the necessary steps for a successful closing.

 
The Details:

To qualify for a 50% rebate of my commission, minimum purchase price must be greater than $200,000. And, I’ll show you a maximum of 12 properties on 3 different outings. This includes second showings.  We’ll try to group together 3-4 properties at a time.

You are free to attend Open Houses, but don’t forget to tell agents that you are represented by Madison Flat Fee Homes. Give them my business card and don’t sign-in or provide any information to the agent working at the open house.

I am happy represent you on Short Sale, Foreclosure, New Construction, and "Non-MLS" For Sale By Owner Properties. However, due to the complexity and the amount of work required in these transactions, they are not eligible for the Rebate Program. I am highly experienced with these transactions and extremely qualified to guide you through the purchase of a Short Sale, Foreclosure, New Construction, or "Non-MLS" For Sale By Owner property. Even without the rebate on these type of properties, you’ll still gain expert representation and a great deal.
